Renting a home in North Cyprus
Monthly rent, the deposit, and how that differs from a daily rental. A rent listing is not a tenancy contract.
Monthly rent is its own list
The price on the rent page belongs to one month. The amount shows a month beside it. It is not placed next to a figure from the sale list, because one is a price to buy and the other is a price to use the home for a month. If the same home is listed both for sale and for rent, those are two listings and they sit on two pages. The price of one is not the negotiation of the other.
The listing can come from an owner, an independent agent or an agency. The page says who published it. Agents who have a photo also appear on the home page. An agency or an owner without a photo can still publish. A person looking for a rental does not need an account to browse. An account is used to start a conversation and to save the listing.
Deposit and furniture
A monthly listing has a field for a deposit. If the author wrote an amount, it shows on the page. If they did not, the page has no deposit line. A deposit that does appear should not be read as a second month of rent. What it is held for, and when it comes back, sits in the description or in the author's reply. The site does not add that rule on top of the listing.
Furnishing is also a mark the author sets. They can mark the home furnished, partly furnished or unfurnished. The mark does not list which pieces stay. A fridge, curtains or garden furniture are a matter for the description and the photos. An item visible in a photo is not to be read as something that stays when the tenancy ends. That question goes to the person who listed the home. A rent page is not a tenancy contract. The term, any increase, the service charge and the conditions for leaving belong in the contract. The listing only shows the home and the monthly amount being asked.
Daily rent is another catalogue
Daily rentals are not hidden inside the monthly rent page. They have their own catalogue. The price there belongs to one day, and a day is written beside it. It should not be read as the cheapest home on the monthly list. A deposit on a daily listing shows if one was written, and it is still not the daily price itself. If you are looking for a holiday, open the daily catalogue. If you are looking to stay for a year or a season, open the monthly catalogue. Mixing the two in one budget leads to the mistake of multiplying a night by twelve and calling it a year of rent. The site does not do that multiplication.
